Homeowner’s Association 2025 Dues

Invoices for 2025 HOA dues were mailed on March 10, 2025. These dues of $600, which were approved at the 2025 annual HOA meeting of the homeowners, are due by April 30th. A special assessment of $284 was also approved by the homeowners at the annual meeting – these additional dues are due by June 15, 2025. A $25 fee will be incurred for any late payments. Starting September 1, 2025, any unpaid balances will accrue interest at an annual rate of 5%.

Homeowners with unpaid dues will not have access to the pool, and liens for all unpaid dues and costs will be filed against your home. We appreciate everyone’s cooperation and understanding as we work to build a better neighborhood.

Annual Homeowner’s Association Meeting | 02.18.2025 | UPDATE

The annual meeting will still proceed as previously scheduled despite the current winter weather advisory. People can attend in person or vote through a proxy (proxy voting details listed below, in accordance with the CHN bylaws). Additionally, we are working to set up a virtual option as to accommodate those that are unable to get out in this troubling weather. For anyone that is unable to attend in person and wants to attend virtually, please email CARRIAGEHILLSNORTH@gmail.com and we will provide a secure link to the meeting. Please confirm you name(s) and address when requesting as to help us adequately account for all attendees.

SECTION 5. PROXIES. At all meetings of members, each member may vote in person or by proxy. All proxies shall be in writing and filed with the secretary. Every proxy shall be revocable and shall automatically cease upon conveyance by the member of his/her Lot.

Annual Homeowner’s Association Meeting | 02.18.2025

Our annual meeting will be held on 2/18/2025 at the Kansas City Police Station in Pleasant Valley. Written notice of the meeting will be mailed out later this week. Please join your fellow homeowners as we discuss 2025 in CHN. The current Board will be proposing the 2025 budget, in addition to the election of officers and other general discussion.

Plans for the pool and lawn maintenance will be voted upon by the homeowners. These votes include things like how to handle impending pool expenditures and determining our lawn contractor, among other things.

The election of officers is another big topic. One officer will be resigning, leaving only 3 officers on the Board (3 is the bare minimum for a functioning Board). Additionally, as per the CHN bylaws (Article IV, Section 2), the remaining 3 officers will not be able to serve after 2025, as they have been serving since 2023 (“Each officer will serve a one year term for a maximum of 3 consecutive years”). With all that said, we need volunteers to step forth for assistance on the Board. Please let us know if you are interested in volunteering, whether it is on the Board, or even to help out with other miscellaneous tasks – your neighbors would be grateful for any time that you can help to afford.

Carriage Hills North Pool Discussion

The HOA Board of Directors know that the pool will be a hot topic of conversation during our annual meeting next February and we want to open the floor to hear from everyone prior to that meeting. We will be hosting two open forums, one in person and one virtual, as to accommodate schedules. It would be great if you are able to attend one of these sessions so that we can hear your thoughts on the pool and share some of the information we have as well. The sole purpose of this open forum will be to discuss options and hear your thoughts. WE WILL NOT BE VOTING OR MAKING ANY DECISIONS DURING THIS TIME. As it has been done previously, the homeowners present at the annual meeting in February will vote to approve the proposed budget or applicable changes. If you are unable to attend either session, please feel free to email any specific pool-related thoughts to carriagehillsnorth@gmail.com.

Annual Homeowner’s Association Meeting | 02.22.2024

As it was changed during the 2023 Annual Meeting last August, our annual meetings will now take place in February each year. Please join your fellow homeowners as we discuss 2024 in CHN. The current Board will be proposing the 2024 budget, in addition to the election of officers and other general discussion. If you are interested in volunteering for a Board position or even something like helping plant flowers once a year, please let us know – our neighborhood could benefit from your help!

Annual Homeowner’s Association Meeting | 8.16.23

In line with the current bylaws of our Homeowners Association, we are to hold our annual meeting on the 3rd Wednesday in August. This meeting will be held at the Police Station at 6801 NE Pleasant Valley Rd.

We will be discussing the 2023 year in review and looking forward to 2024 and beyond. Your opinion on our direction is imperative to our success as a neighborhood, so take this opportunity to discuss everything CHN with your neighbors.

Also, just to add, the HOA is always welcoming volunteers, in any capacity that can be provided. Whether it is serving on the board of directors or even something like trimming bushes and picking weeds at the neighborhood entrance once a year – any help is greatly appreciated by all of your neighbors!

Upcoming May Events | 5.17.23

May 20, 2023 – Our HOA president, Boyd Ahrens, will be leading activities to finish the painting of the entryway fencing from 11am – 12pm. Any and all help would be welcome and greatly appreciated!

May 21, 2023 – Pool Picnic/Pre-Opening Party – Stop by the pool from 12pm – 2pm! We will be providing grilled burgers, brats, and hot dogs. Feel free to bring any additional side, dessert, and/or drinks. This is a great opportunity to make sure your pool card is in working order, or even to get a pool card if you have not received one.

May 26, 2023 – The pool opens for summer season. Pool rules have been revisited and briefly revised – they will be posted at the pool and a more detailed file can be found saved with our other Documents.
